The Board of Adjustment of the City of Wildwood will hold a public hearing on Thursday, Decemeber 21, 2023, which will begin at 6:30 p.m., at Wildwood City Hall, in the City Hall Chambers, 16860 Main Street, Wildwood, Missouri 63040, and via the online meeting platform (Zoom). Written comments are encouraged and can be submitted via the City’s website until Wednesday, December 20, 2023, at 5:00 p.m. (CST).  All comments submitted for these purposes will become part of the record, pertinent to the applicable case number, and be promptly provided to the Board Members for their review. 

The purpose of this hearing is to consider request for variance to certain Zoning Ordinance regulations or interpretations of their intent made by the Director of Planning relating to the individual property identified below. Please review the individual notice of publication pertaining to your petition of interest for information relating to it.  To report any inaccuracies in the text or seek further information about this request, please contact the Department of Planning and Parks at (636) 458-0440, prior to the hearing date. At this public hearing, the following request will be presented to the Board of Adjustment for consideration and action:

B.A. 27-23 Joshua and Gina Stevenson, 209 Bountiful Pointe Circle, Wildwood, Missouri 63040

– request an exception to the Natural Resource Protection Requirements for the purpose of constructing a new in-ground swimming pool, with associated concrete decking, retaining wall (with a maximum height of six (6) feet), fencing, and pool equipment, upon the property located at 209 Bountiful Pointe Circle (Locator Number 24U430285, Enclaves at Cherry Hills Subdivision, Plat Three – Lot 59), which would authorize disturbance in the Natural Resource Protection Area, which is one hundred (100) percent protected. This request is contrary to the requirements of the Chapter 420.200 Natural Resource Protection Standards and Procedures of the Subdivision and Development Regulations of the City of Wildwood Municipal Code, as applied to the properties located in the R-1A 22,000 square foot Residence District, Chapter 415.120 R-1A 22,000 square foot Residence District Regulations of the City of Wildwood Zoning Ordinance, and Planned Residential Development Overlay District (PRD) Ordinance No. 865, which was approved by the Wildwood City Council on September 22, 2002. This case was postponed by the applicant from the November 16, 2023 meeting to the December 21, 2023 meeting of the Board of Adjustment. (Ward Seven) TO BE WITHDRAWN, PER PETITIONER’S REQUEST.

Postponed to January Meeting - B.A. 30-23 Jeremy and Crystal Marshall, 18508 Melrose Ridge Drive, Wildwood, Missouri 63038

request an exception to the Specific Yard Requirements And Exceptions for the purpose of constructing a thirty-eight (38) foot by forty (40) foot accessory building, which is to be utilized as a private stable and storage facility, upon the property located at 18508 Melrose Ridge Drive (St. Louis County Locator Number 25Y620043, Melrose Woods Subdivision, Lot 8), thereby authorizing a front yard setback distance of twenty-five (25) feet, in lieu of the one hundred (100) feet required for a private stable. This request is contrary to the requirements of Chapter 415.090 NU Non-Urban Residence District Regulations of the City of Wildwood Zoning Ordinance.   (Ward Six)

B.A. 31-23 Thomas and Kelly Brooks, 2638 Center Avenue, Wildwood, Missouri 63040, C/O Mark Doering, Doering Engineering Inc., 4850 Lemay Ferry, St. Louis, Missouri, 63129

– request an exception to the Minimum Yard Requirements (General) for the purpose of retaining an attached garage and side stairwell utilized for basement egress, such being upon the property located at 2638 Center Avenue (Locator Number 24V510034, Wesley Parc Subdivision, Lot 3), which would authorize a front yard setback distance of nineteen (19) feet in lieu of the required twenty (20) feet for the garage area, and a northern side yard setback distance of five (5) feet in lieu of ten (10) feet for the stairwell. This request is contrary to the requirements of Chapter 415.140 R-3 10,000 square foot Residence District Regulations of the City of Wildwood Zoning Ordinance and Ordinance #2706, approved by the Wildwood City Council on June 13, 2022. (Ward Eight)

B.A. 32-23 Fouad and Mahvesh Naseem, 16186 Clayton Hollow Lane, Wildwood, Missouri 63005

– request an exception to the Natural Resource Protection Requirements for the purpose of installing a new fence, with a maximum height of fifty-four (54) inches, upon the property located at 16186 Clayton Hollow Lane (Locator Number 22U640938, Clayton Hollow Subdivision, Lot 5), which would authorize its installation within the Final Natural Resource Protection Area. The overall length of fencing planned is 166 linear feet and generally to be placed in the rear and side yard areas of the lot, with twenty (20) feet of it to be within protected area of the lot. This request is contrary to the requirements of the Chapter 420.200 Natural Resource Protection Standards and Procedures of the Subdivision and Development Regulations of the City of Wildwood Municipal Code, as applied to the properties located in the R-3 10,000 square foot Residence District, and Chapter 415.140 R-3 10,000 square foot Residence District Regulations of the City of Wildwood Zoning Ordinance. (Ward Two)
