The Board of Adjustment of the City of Wildwood will hold a public hearing on Thursday, November 18, 2021, which will begin at 7:00 p.m., via an online meeting platform (Zoom). The webinar will originate from City Hall, which is located at 16860 Main Street, Wildwood, Missouri 63040.  The City of Wildwood respectfully requests all petitioners and other interested parties participate via Zoom’s Webinar Platform. Written comments are encouraged and can be submitted via the City’s website until Wednesday, November 17, 2021, at 5:00 p.m. (CST).  All comments submitted for these purposes will become part of the record, pertinent to the applicable case number, and be promptly provided to the Board Members for their review.  

 

The purpose of this hearing is to consider requests for variances to certain Zoning Ordinance regulations or interpretations of their intent made by the Director of Planning relating to the individual properties identified below. Please review the individual notice of publication pertaining to your petition of interest for information relating to it.   To report any inaccuracies in the text or seek further information about these requests, please contact the Department of Planning and Parks at (636) 458-0440, prior to the hearing date. At this public hearing, the following requests will be presented to the Board of Adjustment for consideration and action: 


I.

B.A. 17-21 David Spitznagel, 1045 Babler Park Drive, Wildwood, Missouri 63005 -

- requests an exception to the Minimum Yard Requirements (General) for the purpose of constructing a garage and bedroom addition upon the property located at 1045 Babler Park Drive (Locator Number 21W130054, Wardenberg Estate), which would thereby authorize a front yard setback distance of eleven (11) feet in lieu of the required fifty (50) feet for the proposed addition. This request is contrary to the requirements of Chapter 415.070 FP Floodplain District Regulations and Chapter 415.090 ‘NU’ Non-Urban Residence District Regulations of the City of Wildwood Zoning Ordinance.  The addition is not located in the floodplain area of the lot. (Ward One)

II.

B.A. 26-21, Michael and Elizabeth Raeber, 1609 Old State Road, Wildwood, Missouri 63038 -

request an exception to the Minimum Yard Requirements (General) for the purpose of retaining an existing concrete block retaining wall upon the property located at 1609 Old State Road (Locator Number 25U410080, Starwood Subdivision – Lot 3-B), which would authorize a side yard setback of zero (0) feet in lieu of the thirty (30) foot standard. This request is contrary to the requirements of Chapter 415.090 NU Non-Urban Residence District Regulations of the City of Wildwood Zoning Ordinance. (Ward Six)

B.A. 27-21 David and Kristine Grabe, 18435 Hencken Valley Estates Drive, Wildwood, Missouri 63069 -

request an exception to the Natural Resource Protection Standards for the purpose of retaining an existing fence upon the property located at 18435 Hencken Valley Estates Drive (Locator Number 26X140161, Hencken Valley Estates Resubdivision – Lot 9), which would thereby authorize a minor relocation of the Natural Resource Protection Line, as well as its associated twenty-five (25) foot foundation setback, to accommodate the existing improvement. This request is contrary to the requirements of Chapter 420.200 Natural Resource Protection Standards and Procedures of the Subdivision and Development Regulations of the City of Wildwood Municipal Code, as applied to the properties located in the NU Non-Urban Residence District, and Chapter 415.090 NU Non-Urban Residence District Regulations of the City of Wildwood Zoning Ordinance. (Ward Six)
