The Board of Adjustment of the City of Wildwood will hold a public hearing on Thursday, November 17, 2022, which will begin at 6:30 p.m., at Wildwood City Hall, in the City Hall Chambers, 16860 Main Street, Wildwood, Missouri 63040, and via the online meeting platform (Zoom).  Written comments are encouraged and can be submitted via the City’s website until Wednesday, November 16, 2022, at 5:00 p.m. (CST).  All comments submitted for these purposes will become part of the record, pertinent to the applicable case number, and be promptly provided to the Board Members for their review.  

The purpose of this hearing is to consider requests for variances to certain Zoning Ordinance regulations or interpretations of their intent made by the Director of Planning relating to the individual properties identified below. Please review the individual notices of publications pertaining to your petition of interest for information relating to it.   To report any inaccuracies in the text or seek further information about these requests, please contact the Department of Planning and Parks at (636) 458-0440, prior to the hearing date. At this public hearing, the following requests will be presented to the Board of Adjustment for consideration and action: 

I.

B.A. 31-22 Said Elfaridi, 1404 Wild Foxfire Lane, Wildwood, Missouri 63038 –

requests an exception to the Minimum Yard Requirements (General) for the purpose of constructing a four (4) car detached garage, which is approximately forty-eight (48) feet by twenty-five (25) feet in size or one thousand seventy-six (1076) square feet in area, upon the property located at 1404 Wild Foxfire Lane (Locator Number 21W120062, Babler Hills Plat 3 – Lot 31), which would authorize a front yard setback of four (4) feet in lieu of the fifty (50) foot standard from the private roadway easement (Wild Foxfire Lane). This request is contrary to the requirements of Chapter 415.090 NU Non-Urban Residence District Regulations of the City of Wildwood Zoning Ordinance. (Ward One)

B.A. 32-22 Bryan DePriest, 1336 Homestead Heights Drive, Wildwood, Missouri 63005 –

requests an exception to the Natural Resource Protection Requirements for the purpose of retaining a portion of an existing fence, of which a corner of it is located in the Natural Resource Protection Area, and moving another area of it farther back to accommodate landscaping around a new pool improvement, all being located upon the property at 1336 Homestead Heights Drive (Locator Number 22W130035, Homestead Estates at Wildwood Subdivision – Lot 41), which requires the relocation of a portion of the Natural Resource Protection Line and its associated twenty-five (25) foot foundation setback line.  This request is contrary to the requirements of Chapter 420.200 Natural Resource Protection Standards and Procedures of the Subdivision and Development Regulations of the City of Wildwood Municipal Code, as applied to the properties located in the NU Non-Urban Residence District, Chapter 415.090 NU Non-Urban Residence District Regulations of the City of Wildwood Zoning Ordinance, and Planned Residential Development Overlay (PRD) Ordinance 1368, approved by the Wildwood City Council on August 13, 2007. This request offers two to one (2:1) exchange of protected/non-protected area, 3,100 square feet in exchange for 1,500 square feet. (Ward One)

B.A. 33-22 Bob Kelly, dba Kelly and Sons, 19203 Brookhollow Drive, Wildwood, Missouri 63038, C/O Richard Ridgely, Wildhorse Contracting, LLC., 18100 Wild Horse Creek Road, Wildwood, Missouri 63005 –

requests an exception to the Minimum Yard Requirements (General) for the purpose of constructing a new single-family dwelling, upon the property located at 2612 Walnut Avenue (Locator Number 23W220261, Poertners Subdivision – Lots 32 and 33), which would authorize side yard setback distances of twenty-six (26) feet in lieu of the thirty (30) foot standard. This request is contrary to the requirements of Chapter 415.090 NU Non-Urban Residence District Regulations of the City of Wildwood Zoning Ordinance. (Ward One)
