The Board of Adjustment of the City of Wildwood will hold a public hearing on Thursday, November 16, 2023, which will begin at 6:30 p.m., at Wildwood City Hall, in the City Hall Chambers, 16860 Main Street, Wildwood, Missouri 63040, and via the online meeting platform (Zoom). Written comments are encouraged and can be submitted via the City’s website until Wednesday, November 15, 2023, at 5:00 p.m. (CST).  All comments submitted for these purposes will become part of the record, pertinent to the applicable case number, and be promptly provided to the Board Members for their review. 

The purpose of this hearing is to consider request for variance to certain Zoning Ordinance regulations or interpretations of their intent made by the Director of Planning relating to the individual property identified below. Please review the individual notice of publication pertaining to your petition of interest for information relating to it.  To report any inaccuracies in the text or seek further information about this request, please contact the Department of Planning and Parks at (636) 458-0440, prior to the hearing date. At this public hearing, the following request will be presented to the Board of Adjustment for consideration and action: 

I.

B.A. 26-23 Westglen Farms Homeowners Association, 16301 Fullerton Meadows Drive, Wildwood, Missouri 63011, C/O Wes Fletcher, Trustee

– requests an exception to the Minimum Yard Requirements (General) for the purpose of constructing a new fence, ten (10) feet in height and thirty-six (36) feet in length, upon a portion of the common ground area located at 16248 Fullerton Meadows Drive (Locator Number 23U421143, Westglen Farms Subdivision, Plat One – Lot 906), which would authorize a rear yard setback distance of ten (10) feet in lieu of the required thirty (30) feet. This request is contrary to the requirements of Chapter 415.140 R-3 10,000 square foot Residence District Regulations of the City of Wildwood Zoning Ordinance and Planned Environment Unit (PEU) Amended Ordinance 8453, approved by the St. Louis County Council in 1977.  This fence is a chain-link type, but vinyl-coated and to be black in color. B.A. 27-23 Joshua and Gina Stevenson, 209 Bountiful Pointe Circle, Wildwood, Missouri 63040

– request an exception to the Natural Resource Protection Requirements for the purpose of constructing a new in-ground swimming pool, with associated concrete decking, retaining wall (with a maximum height of six (6) feet), fencing, and pool equipment, upon the property located at 209 Bountiful Pointe Circle (Locator Number 24U430285, Enclaves at Cherry Hills Subdivision, Plat Three – Lot 59), which would authorize disturbance in the Natural Resource Protection Area, which is one hundred (100) percent protected. This request is contrary to the requirements of the Chapter 420.200 Natural Resource Protection Standards and Procedures of the Subdivision and Development Regulations of the City of Wildwood Municipal Code, as applied to the properties located in the R-1A 22,000 square foot Residence District, Chapter 415.120 R-1A 22,000 square foot Residence District Regulations of the City of Wildwood Zoning Ordinance, and Planned Residential Development Overlay District (PRD) Ordinance No. 865, which was approved by the Wildwood City Council on September 22, 2002. B.A. 28-23 Karen Huss, 415 Hunters Crossing Court, Wildwood, Missouri 63040

– requests an exception to the Minimum Yard Requirements (General) for the purpose of installing a new patio cover over an existing concrete pad, upon the property located at 415 Hunters Crossing Court (Locator Number 24U430285, Hunters Crossing at Villages of Cherry Hills Subdivision, Plat One – Lot 6), which would authorize a rear yard setback distance of ten (10) feet in lieu of the required fifteen (15) feet. This request is contrary to the requirements of Chapter 415.140 R-3 10,000 square foot Residence District Regulations of the City of Wildwood Zoning Ordinance and Planned Environment Unit (PEU) Amended Ordinance 13,188, approved by St. Louis County Council in 1987. (Ward Eight)

B.A. 29-23 David Whitman, 18533 Wild Horse Creek Road, Wildwood, Missouri 63005

requests an exception to the Minimum Yard Requirements (General) for the purpose of authorizing the installation of new pool equipment that is part of the in-ground pool, which is also planned, but does not require a variance, all on the property located at 18533 Wild Horse Creek Road (St. Louis County Locator Number 19X610040; a tract of land in U.S. Survey 134, Section 15, Township 45 North, Range 3 East), thereby authorizing a western side-yard setback distance of eleven (11) feet, in lieu of the thirty (30) foot standard for the same. This request is contrary to the requirements of Chapter 415.090 NU Non-Urban Residence District Regulations of the City of Wildwood Zoning Ordinance.  (Ward One)
