The Board of Adjustment of the City of Wildwood will hold a public hearing on Thursday, October 21, 2021, which will begin at 7:00 p.m., via an online meeting platform (Zoom). The webinar will originate from City Hall, which is located at 16860 Main Street, Wildwood, Missouri 63040.  The City of Wildwood respectfully requests all petitioners and other interested parties participate via Zoom’s Webinar Platform. Written comments are encouraged and can be submitted via the City’s website until Wednesday, October 20, 2021, at 5:00 p.m. (CST).  All comments submitted for these purposes will become part of the record, pertinent to the applicable case number, and be promptly provided to the Board Members for their review.

The purpose of this hearing is to consider requests for variances to certain Zoning Ordinance regulations or interpretations of their intent made by the Director of Planning relating to the individual properties identified below. Please review the individual notice of publication pertaining to your petition of interest for information relating to it.   To report any inaccuracies in the text or seek further information about these requests, please contact the Department of Planning and Parks at (636) 458-0440, prior to the hearing date. At this public hearing, the following requests will be presented to the Board of Adjustment for consideration and action:

B.A. 20-21 Jory and Christina Taylor, 1108 Sara Mathews Lane, Wildwood, Missouri 63005, C/O Michael Cyr, FORNEY Plus Architecture, 9920 Watson Road, Suite 115, St. Louis, MO 63126

- request an exception to the Specific Yard Requirements and Exceptions for the purpose of constructing a three season room and lower deck upon the property located at 1108 Sara Mathews Lane (Locator Number 21W110061 – Three Sisters Farm – Plat 1, Lot 5), which would thereby authorize the construction of these new structures into the defined 100-Year floodplain area of this lot, as well as encroaching into the fifty (50) foot setback from this same floodplain boundary.  Therefore, the new setback from the floodplain boundary would be zero (0) feet. This request is contrary to the requirements of Chapter 415.070 ‘FP’ Floodplain District Regulations and Chapter 415.090 NU Non-Urban Residence District Regulations of the City of Wildwood Zoning Ordinance. (Ward One)

B.A. 23-21 Craig and Cassandra Starbuck, 2251 Bates Road, O’Fallon, Missouri, 63368

- request an exception to the Natural Resource Protection Standards for the purpose of constructing a new single family dwelling upon the property located at 18443 Hencken Valley Estates Drive (Locator Number 26X140134, Hencken Valley Estates Resubdivision – Lot 10), which would thereby authorize relocation of the Natural Resource Protection Line, as well as its associated twenty-five (25) foot foundation setback, to accommodate the placement of the proposed residence into the currently protected area of the lot, while maintaining the approximate amount of preservation area on the overall parcel of ground [i.e. an exchange between preservation and building areas]. This request is contrary to the requirements of Chapter 420.200 Natural Resource Protection Standards and Procedures of the Subdivision and Development Regulations of the City of Wildwood Municipal Code, as applied to the properties located in the NU Non-Urban Residence District, and Chapter 415.090 NU Non-Urban Residence District Regulations of the City of Wildwood Zoning Ordinance. (Ward Six)
