A request for the consideration of modifications to the City’s Code of Ordinances, specifically Chapter 415.030 Definitions and Chapter 415.090 NU Non-Urban Residence District, Section C., Conditional Land Use And Development Permits Issued By The Commission, which would allow for the addition of a new conditional type use to the existing list of them for the purposes of allowing “Agriculture - Research and Development Activities,” as a function of a rural land use setting, along with a corresponding definition of the same.  A request for the consideration of modifications to the City’s Code of Ordinances, specifically Chapter 415.450 Outdoor Lighting Requirements, which would add additional regulations to address aesthetic lighting sources that create a nuisance glare, loss of night sky, or trespass, inclusive of a low-voltage types, given such is currently less regulated of all of the luminaires that are currently identified therein. A request for a change in zoning from the NU Non-Urban Residence District to the R-6A 4,000 square foot Residence District (Town Center “Neighborhood General District”), with a Planned Residential Development Overlay District (PRD), for a 6.9 acre tract of land located at the southeast corner of Eatherton Road and Crestview Drive (Locator Numbers: 23V210140, 23V210151, 23V210021, and 23V220022/Street Addresses: 2442, 2448, 2454 Eatherton Road and 16928 Crestview Drive). This requested change in zoning is applicable to the 6.9 acre tract of land, minus an approximately 12,500 square foot area, such being identified on the Preliminary Development Plan as an outlot of this residential project.  A request for a Conditional Use Permit (CUP) in the NU Non-Urban Residence District for the installation of roof-mounted solar panels, which are to be so situated on the dwelling as to be visible from the adjoining private roadway, with such being located at 17575 Thunder Mountain Road (St. Louis County Locator Number: 27W310078/Street Address: 17575 Thunder Mountain Road). This request is to be reviewed in accordance with Chapter 415.090 NU Non-Urban Residence District Regulations of the City of Wildwood Zoning Ordinance, which establishes standards and requirements for the installation of solar panels. The requested permit is required due to the panels’ placement on the front facing area of the roof of the dwelling, thereby causing them to be visible from the adjoining roadway (51 panels). A recommendation report from the Department of Planning regarding the acceptance of a set of alleys that were platted as private, which are part of the Windsor Crest Subdivision (P.Z. 21 and 21a-02 and 22-02 Windsor Crest c/o McBride and Son Homes, Inc.); with said review being consistent with the requirements of Chapter 89 Zoning and Planning of the Revised Statutes of Missouri, when the City considers acceptance of major capital improvements. P.Z. 17-23 Cathy and Steven Johnson, 303 Wardenburg Farms Drive, Wildwood, Missouri 63005

A request that seeks the review and action of the Planning and Zoning Commission regarding a proposed outdoor game court (pickleball court) located on the west side of Wardenburg Farms Road, south of its intersection with Wild Horse Creek Road (Street Address: 303 Wardenburg Farms Drive/St. Louis County Locator Number: 19W640192); NU Non-Urban Residence District. This request is to be reviewed in accordance with Chapter 415.090 NU - Non-Urban Residence District Regulations of the City of Wildwood Zoning Code, which establishes standards and requirements for outdoor game courts relating to their considerations by the Planning and Zoning Commission. The proposed outdoor game court addition, i.e. pickleball court, is situated on the west side of the existing residence, which does constitute an accessory use to the existing single family dwelling, the lot’s primary activity. Byrne Builders, Inc., 3112 Shady Glen Estates Drive, Wildwood, Missouri 63038 - A request to amend existing Planned Residential Development Overlay District Ordinance #1189 to accommodate changes associated with a redesign of this residential subdivision that was originally approved for twenty-three (23) total units, on individual lots, to be located on a 18.33 acre tract of land, which is located on the north side of Strecker Road, east of Englebrook Drive (Locator Numbers 22U240024, 22U330031, and 22U330062 /Street Addresses 177 Strecker Road, 165 Strecker Road, and 173 Strecker Road). The modifications reflect changes to the site due to environmental considerations relating to a restrictive covenant approved and signed between the property owner and the United States Environmental Protection Agency (EPA), which has necessitated changes to its previously approved design.
