The Board of Adjustment of the City of Wildwood will hold a public hearing on Thursday, August 17, 2023, which will begin at 6:30 p.m., at Wildwood City Hall, in the City Hall Chambers, 16860 Main Street, Wildwood, Missouri 63040, and via the online meeting platform (Zoom).  Written comments are encouraged and can be submitted via the City’s website until Wednesday, August 16, 2023, at 5:00 p.m. (CST).  All comments submitted for these purposes will become part of the record, pertinent to the applicable case number, and be promptly provided to the Board Members for their review.  

The purpose of this hearing is to consider requests for variances to certain Zoning Ordinance regulations or interpretations of their intent made by the Director of Planning relating to the individual properties identified below. Please review the individual notices of publications pertaining to your petition of interest for information relating to it.   To report any inaccuracies in the text or seek further information about these requests, please contact the Department of Planning and Parks at (636) 458-0440, prior to the hearing date. At this public hearing, the following requests will be presented to the Board of Adjustment for consideration and action: 

I.

B.A. 16-23 Bank of America, 2412 Taylor Road, Wildwood, Missouri 63040, c/o Chris Smith, Dale Sign Service, 13652 Manchester Road, Wildwood, Missouri, 63131

– requests an exception to the Business Signs – Attached to Wall, for the purpose of erecting one (1) business sign attached to the wall of the building located upon the property at 2412 Taylor Road (Locator Number 23V320184, Dierbergs Outlot H – Lot 1B, Wildwood Town Center), which would thereby authorize a sign height of thirty-three (33) inches in lieu of the required twenty-four (24) inches, and an overall size of seventy-four (74) square feet in lieu of fifty (50) square feet, on the west elevation (front) of the building. The size and height associated with this current request are identical to the current sign that is located on this same façade. These sign requirements are stipulated by Chapter 415.420 Sign Regulations for all “C” and “M” Districts of the City of Wildwood’s Zoning Ordinance, Chapter 415.190 C-8 Planned Commercial District Regulations of the City of Wildwood’s Zoning Ordinance, and Amended C-8 Planned Commercial District Ordinance #2157.  This request is also to be reviewed by the Architectural Review Board at its August 10, 2023 meeting, as required by Chapter 415.400 Sign Regulations - General. (Ward Eight)

B.A. 17-23 Meadows of Wildwood Homeowners Association, 111 Meadows of Wildwood Boulevard, Wildwood, Missouri 63040

– requests an exception to the Large Water Feature definition in the City of Wildwood Zoning Ordinance for the purpose of maintaining normal pool elevations for a stormwater retention pond, which is located upon the property at 140 Meadows of Wildwood Boulevard (Locator Number 24V131114, The Meadows of Wildwood Plat 2, Common Ground), thereby authorizing use of a private well to address ongoing fluctuations in the condition of this facility. This request is contrary to the requirements of Chapter 415.030 Definitions and Chapter 415.160 R-6A 4,000 square foot Residence District Regulations of the City of Wildwood Zoning Ordinance, and Planned Residential Development Overlay District (PRD) Amended Ordinance No. 1635, approved by the City of Wildwood in 2009, which precludes the use of groundwater for non-potable purposes. Withdrawn by Petitioner on 8.15.23 - B.A. 18-23 Nick and Danene Betta, 2202 White Elm Court, Chesterfield, Missouri 63017, c/o Chris Pedigo, Hibbs Homes, 13990 Olive Boulevard, Chesterfield, Missouri 63366

– request an exception to the Minimum Yard Requirements (General) for the purpose of constructing a new single family dwelling, along with an attached garage, on a legal, but non-conforming lot located at 340 Eatherton Road (Locator Number 19W510051), which would authorize a front yard setback distance of thirty (30) feet in lieu of the required fifty (50) feet, and a southeastern side yard setback distance of fifteen (15) feet in lieu of the required thirty (30) feet. This request is contrary to the requirements of Chapter 415.090 NU Non-Urban Residence District Regulations of the City of Wildwood Zoning Ordinance. (Ward Three)
