Action Items on Tonight’s Agenda: One (1) Letter of Recommendation, Three (3) Information Reports, Three (3) Correspondence Items, Two (2) Site Development Plan Actions, and One (1) Other Item (Officers of the Commission).
A request to review Section 415.030 Definitions and Section 415.440 Temporary Signs, with the specific purpose of considering possible changes to certain existing regulations relating to temporary signs and the allowances associated with their length of use, as well as to address comments and concerns from members of the business community and public regarding the same. (Wards – All)
A request for a change in zoning from the NU Non-Urban Residence District to the R-6A 4,000 square foot Residence District (Town Center “Neighborhood General District”), with a Planned Residential Development Overlay District (PRD), for a 6.9 acre tract of land located at the southeast corner of Eatherton Road and Crestview Drive (Locator Numbers: 23V210140, 23V210151, 23V210021, and 23V220022/Street Addresses: 2442, 2448, 2454 Eatherton Road and 16928 Crestview Drive). This requested change in zoning is applicable to the 6.9 acre tract of land, minus an approximately 12,500 square foot area, such being identified on the Preliminary Development Plan as an outlot of this residential project. Proposed Uses: A total of a maximum of sixty-two (62) single family detached and attached dwelling, in clusters of one (1), two (2), three (3), and four (4) units, along with associated street and pedestrian network, off-street parking areas, required public space, and stormwater management facilities. P.Z. 8A-23 Latitude N38, TB Realty and Benton Homes, 11605 Studt Avenue, Suite 102, St. Louis, Missouri 63141 - A request for a change in zoning for an approximately 12,500 square foot area of a single property (Locator Number: 23V220022/Street Address: 16928 Crestview Drive), as identified on the Preliminary Development Plan, with such being an outlot of an associated residential project, which is currently designated the NU Non-Urban Residence District (Town Center “Neighborhood General District”), to the C-8 Planned Commercial District, with a Conditional Use Permit (CUP), for this tract of land that is located at the northeast corner of the overall site, such being part of an overall 6.9 acre tract of land located at the southeast corner of Eatherton Road and Crestview Drive. Proposed Uses: All permitted and conditional commercial and cultural/institutional land uses identified under the “Neighborhood General District” of the Town Center Regulating Plan. (Ward Eight)
A request for a Conditional Use Permit (CUP) in the R-1 One Acre Residence District, with a Planned Environment Unit (PEU), for the installation of roof-mounted solar panels, which are to be so situated on the subject dwelling as to be visible from the adjoining roadway, with such being located on the northwest side of Lace Bark Court, at its terminus (Street Address: 1503 Lace Bark Court/St. Louis County Locator Number: 19V210422). This request is to be reviewed in accordance with Chapter 415.110 R-1 One Acre Residence District Regulations of the City of Wildwood Zoning Ordinance, which establishes standards and requirements for the installation of solar panels. The requested permit is required due to the panels’ placement on the side facing area of the dwelling’s roof, thereby causing them to be visible from the adjoining roadway. (Ward Two)
A request for a Conditional Use Permit (CUP) in the NU Non-Urban Residence District for the installation of roof-mounted solar panels, which are to be so situated on the subject dwelling as to be visible from the adjoining roadway, with such being located on the south side of Princeton Ridge Drive, east of its intersection with Princeton Ridge Court (Street Address: 4024 Princeton Ridge Drive/St. Louis County Locator Number: 26V240241). This request is to be reviewed in accordance with Chapter 415.090 NU Non-Urban Residence District Regulations of the City of Wildwood Zoning Ordinance, which establishes standards and requirements for the installation of solar panels. The requested permit is required due to the panels’ placement on the dwelling’s side facing area of the roof, thereby causing them to be visible from the adjoining roadway. (Ward Six)
which are a set of requests relating to a total of nine (9) properties that are located on the north side of Crestview Drive, east of Eatherton Road (Street Addresses: 2406, 2418, 2420, and 2424 Eatherton Road and 16933, 16927, 16921, 16915, and 16907 Crestview Drive/ St. Louis County Locator Numbers: 23V210085, 23V210063, 23V210052, 23V210113, 23V220132, 23V220161, 23V220141, 23V220150, and 23V220172), and includes modifications to the Town Center Regulating Plan, changes in zoning designations, and the application of a Planned Residential Development Overlay District (PRD). Proposed Uses (as of July 25, 2023): A residential development now consisting of ninety-one (91), detached single family dwellings on individual lots, with two (2) car garages, along with public spaces, stormwater management facilities, and infrastructure and utility improvements as well. that addresses the petitioner’s requested action on an Amended Site Development Plan (ASDP) for the installation of the second, allowable low-sound transformer and related improvements, including towers and arbor structures, all to be situated on the 28.06 acre tract of land that is located at the intersection of State Route 109 and State Route BA; NU Non-Urban Residence District, with a Conditional Use Permit (CUP); which supports the requested additional electrical upgrades and improvements at the aforementioned site.
