The Board of Adjustment of the City of Wildwood will hold a public hearing on Thursday, July 21, 2022, which will begin at 6:30 p.m., via an online meeting platform (Zoom). The webinar will originate from City Hall, which is located at 16860 Main Street, Wildwood, Missouri 63040.  The City of Wildwood respectfully requests all petitioners and other interested parties participate via Zoom’s Webinar Platform. Written comments are encouraged and can be submitted via the City’s website until Wednesday, July 20, 2022, at 12:00 p.m. (CST).  All comments submitted for these purposes will become part of the record, pertinent to the applicable case number, and be promptly provided to the Board Members for their review.  

 

The purpose of this hearing is to consider requests for variances to certain Zoning Ordinance regulations or interpretations of their intent made by the Director of Planning relating to the individual properties identified below. Please review the individual notice of publication pertaining to your petition of interest for information relating to it.   To report any inaccuracies in the text or seek further information about these requests, please contact the Department of Planning and Parks at (636) 458-0440, prior to the hearing date. At this public hearing, the following requests will be presented to the Board of Adjustment for consideration and action: 


I.

B.A. 23-22 Douglas Faupel, 17603 Myrtlewood Drive, Chesterfield, Missouri 63005

Requests an exception to the site-specific ordinance governing this residential subdivision for the purpose of replacing an existing retaining wall, upon the property located at 17603 Myrtlewood Drive [St. Louis County Locator Number 19V22038/Plat Two of Wildhorse Village Subdivision – Lot 235], thereby authorizing the new structure to be erected within a required thirty (30) foot undisturbed and ungraded buffer strip. This request is contrary to the setbacks established in Ordinance 13,944, approved by St. Louis County on June 2, 1988, and Chapter 415.110 R-1 One Acre Residence District Regulations of the City of Wildwood Zoning Ordinance.  (Ward Two)

B.A. 24-22 Drew and Elizabeth Schoessel, 16601 Kolbie Manors Court, Wildwood, Missouri 63040

Requests an exception to the Natural Resource Protection Standards for the purpose of erecting a segment of fence upon property located at 16601 Kolbie Manors Court (Locator Number 23U110283, Lot 3 of The Manors at the Enclaves Subdivision). The installation of this segment would cause land disturbance in an area of the lot that is one hundred (100) percent protected. This request is contrary to the requirements of Chapter 420.200 Natural Resource Protection Standards and Procedures of the Subdivision and Development Regulations of the City of Wildwood Municipal Code, as applied to this property located in the R1-A 22,000 square foot Residence District, and Chapter 415.120 R1-A 22,00 square foot Residence District Regulations of the City of Wildwood Zoning Ordinance.    (Ward Six)

B.A. 25-22 Douglas Krauss, 18474 Hencken Valley Estates Drive, Wildwood, Missouri 63069

Requests an exception to the Natural Resource Protection Standards for the purpose of constructing a detached garage, seven hundred twenty (720) square feet in size, upon property located at 18474 Hencken Valley Estates Drive (Locator Number 26X11052, Lot 3 of Hencken Valley Estates Subdivision), requiring relocation of a portion of the Natural Resource Protection Line, and its associated twenty-five (25) foot foundation setback line. This request is contrary to the requirements of Chapter 420.200 Natural Resource Protection Standards and Procedures of this Subdivision and Development Regulations of the City of Wildwood Municipal Code, as applied to the property located in the NU Non-Urban Residence District, and Chapter 415.090 NU Non-Urban Residence District Regulations of the City of Wildwood Zoning Ordinance. This particular request does include an exchange of protected/non-protected area, which would give a no-net loss or gain in this regard. (Ward Six)

La Salle Retreat Center, 2101 Rue De La Salle Drive, Wildwood, Missouri 63038, c/o Gina Tocco, Law Offices of Tocco, Connelly & Associates, P.C., 300 Ozark Trail Drive, Suite 208, Ballwin, Missouri 63011

 Requests for an exception to the Minimum Lot Area Requirements for the purpose of subdividing an existing twenty-three (23) acre lot containing an existing sewage treatment facility, which is located at 3303 Whitsetts Fork Road (St. Louis County Locator Number: 26V530012/SURVEY 0766 SEC 13, TWN 44, RANGE 3) into three (3) lots. The request would authorize an existing sewage treatment facility to be located on a one (1) acre lot in lieu of the three (3) acre minimum area required by the current zoning district designations.  This request is contrary to the requirements of Chapter 415.070 Floodplain District Regulations and 415.090 NU Non-Urban Residence District of the City of Wildwood Zoning Ordinance. (Ward Six)
