The Board of Adjustment of the City of Wildwood will hold a public hearing on Thursday, July 15, 2021, which will begin at 7:00 p.m., via an online meeting platform (Zoom). The webinar will originate from City Hall, which is located at 16860 Main Street, Wildwood, Missouri 63040.  The City of Wildwood respectfully requests all petitioners and other interested parties participate via Zoom’s Webinar Platform. Written comments are encouraged and can be submitted via the City’s website until Wednesday, July 14, 2021, at 5:00 p.m. (CST).  All comments submitted for these purposes will become part of the record, pertinent to the applicable case number, and be promptly provided to the Board Members for their review.  

 

The purpose of this hearing is to consider requests for variances to certain Zoning Ordinance regulations or interpretations of their intent made by the Director of Planning relating to the individual properties identified below. Please review the individual notice of publication pertaining to your petition of interest for information relating to it.   To report any inaccuracies in the text or seek further information about these requests, please contact the Department of Planning and Parks at (636) 458-0440, prior to the hearing date. At this public hearing, the following requests will be presented to the Board of Adjustment for consideration and action: 


I.

B.A. 09-21 Patrick Tueth, 251 Cherry Hills Meadows Drive, Wildwood, Missouri 63040

requests an exception to the Minimum Yard Requirements (General) for the purpose of constructing a sport court upon the property located at 251 Cherry Hills Meadows Drive (Locator Number 24V340628 – Lot 32 of The Meadows of Cherry Hills Subdivision), which would thereby authorize a rear yard setback distance of ten (10) feet in lieu of the required thirty (30) feet. This request is contrary to the requirements of Chapter 415.140 R-3 10,000 square-foot Residence District Regulations of the City of Wildwood Zoning Ordinance and St. Louis County Planned Environment Unit (PEU) Ordinance #16,676 [1993]. (Ward Eight)

II.

B.A. 12-21 Randy and Mary Bueckendorf, 2057 Wild Horse Creek Road, Wildwood, Missouri 63038

request an exception to the Minimum Yard Requirements (General) for the purpose of authorizing the retention of a ground-mounted solar panel system at 2057 Wild Horse Creek Road (Locator Number 23X530105, Section 4, Township 44, Range 3, being located north of Lehmann Acres Lot A) within the front yard setback area at a distance of twenty-three (23) feet in lieu of the fifty (50) foot standard, as well as retaining roof-mounted solar panels, which are situated on the existing dwelling, visible from an abutting roadway, and also encroaching into the same building line location. This request is contrary to the requirements of Chapter 415.090 NU Non-Urban Residence District Regulations of the City of Wildwood’s Zoning Ordinance. B.A. 14-21 Michael and Carrie Pulliam, 1015 Orrville Wood Lane, Wildwood, Missouri 63005

- requests an exception to the Minimum Yard Requirements (General) for the purpose of installing a forty (40) foot by eleven point five (11.5) foot in-ground swimming pool, with associated concrete decking, upon the property located at 1015 Orrville Wood Lane (Locator Number 20V430051, Lot 2 of Orrville Trace Subdivision) within the side yard setback area at a distance of twelve (12) feet in lieu of the thirty (30) foot standard.  This request is contrary to the requirements of Chapter 415.090 NU Non-Urban Residence District Regulations of the City of Wildwood’s Zoning Ordinance. (Ward Two)

IV.

B.A. 15-21 Monarch Fire Protection District, 18304 Wild Horse Creek Road, Wildwood, Missouri 63005, C/O Jerrod Joggerst, FGM Architects, One Metropolitan Square, Suite 1945, St. Louis, Missouri 63102

- requests an exception to the Minimum Yard Requirements (General) and the Sign Regulations (General) for the purpose of constructing a new fire station, and accompanying monument sign, upon the property located at 18304 Wild Horse Creek Road (Locator Number 19W510215, Lot PT A, Geist Acres Subdivision) within the front yard setback area of the subject lot, as follows: the fire station would be at a distance of thirty-five (35) feet in lieu of the required fifty (50) feet, the monument sign would be at a distance of six point six (6.6) feet in lieu of the required fifty (50) feet, and the parking spaces would be at a distance of thirty-five (35) feet in lieu of the required fifty (50) feet.  This request is contrary to the requirements of Chapter 415.090 NU Non-Urban Residence District Regulations and the requirements of Chapter 415.400 Sign Regulations - General of the City of Wildwood’s Zoning Ordinance. (Ward One)

V.

B.A. 16-21 Michael and Cynthia Payne, 2124 Saddle Creek Ridge Road, Wildwood, Missouri 63005

- request an exception to the Natural Resource Protection Standards for the purpose of installing an in-ground swimming pool, with associated concrete decking, upon property located at 2124 Saddle Creek Ridge Road (Locator Number 20U530271, Lot 14 of Willls Trace Subdivision), requiring relocation of a portion of the Natural Resource Protection line to the location of the thirty (30) foot setback line at the rear of the residence.   This request is contrary to the requirements of Chapter 420.200 Natural Resource Protection Standards and Procedures of the City of Wildwood Subdivision and Development Regulations and Planned Residential Development Overlay District [PRD] #842, which was approved by the Wildwood City Council in 2003.  This particular request does not offer an exchange of protected/non-protected area, given the minimal area affected by the requested modification. (Ward Two)
