The Board of Adjustment of the City of Wildwood will hold a public hearing on Thursday, June 16, 2022. Please note the new start time of 6:30 p.m., via an online meeting platform (Zoom). The webinar will originate from City Hall, which is located at 16860 Main Street, Wildwood, Missouri 63040.  The City of Wildwood respectfully requests all petitioners and other interested parties participate via Zoom’s Webinar Platform. Written comments are encouraged and can be submitted via the City’s website until Wednesday, June 15, 2022, at 5:00 p.m. (CST).  All comments submitted for these purposes will become part of the record, pertinent to the applicable case number, and be promptly provided to the Board Members for their review.  

 

The purpose of this hearing is to consider requests for variances to certain Zoning Ordinance regulations or interpretations of their intent made by the Director of Planning relating to the individual properties identified below. Please review the individual notice of publication pertaining to your petition of interest for information relating to it.   To report any inaccuracies in the text or seek further information about these requests, please contact the Department of Planning and Parks at (636) 458-0440, prior to the hearing date. At this public hearing, the following requests will be presented to the Board of Adjustment for consideration and action: 


I.

B.A. 16-22 Chris and Michelle Meyers, 12416 Bennett Springs Court, Apartment E, St. Louis, Missouri, C/O Tim Schowe, 530A E. Independence Drive, Union, Missouri 63084

request for an exception to the Natural Resource Protection Standards and Procedures for the purpose of constructing a new single family dwelling upon the property located at 16515 Meadow Hawk Drive (Locator Number 25V330141, The Estates at LaSalle Subdivision – Lot 2), which would thereby authorize relocation of the Natural Resource Protection Line, as well as its associated twenty-five (25) foot foundation setback, to accommodate the placement of the proposed residence into an area currently protected from any disturbance. This request is contrary to the requirements of Chapter 420.200 Natural Resource Protection Standards and Procedures of the Subdivision and Development Regulations of the City of Wildwood Municipal Code, as applied to the properties located in the NU Non-Urban Residence District, and Chapter 415.090 NU Non-Urban Residence District Regulations of the City of Wildwood Zoning Ordinance. request for an exception to the Supplementary Sign Regulations for the purpose of permitting a living sign to be located in or near the public right-of-way area that is situated at the front of a business located at 16917 Manchester Road (St. Louis County Locator Number 24V540163 – Niere Acres Subdivision), which is zoned C-8 Commercial District. Approval of this request would thereby authorize a temporary animated sign (a human inside a dog costume) to be placed offsite in or near the public right-of-way for a period of time not to exceed five (5) months. This request is contrary to the requirements of Chapter 415.420 Sign Regulations for all “C” and “M” Districts of the City of Wildwood Zoning Ordinance. (Ward Eight)

B.A. 19-22 Robert Stone, 17026 Manchester Road, Wildwood, Missouri 63040

request for an exception to the Minimum Yard Requirements (General) for the purpose of constructing an inground pool on a one-third (0.33) acre lot in the R-3 10,000 square foot Residence District, while also being designated ‘Neighborhood Edge’ District of the Town Center Regulating Plan. The property is located at 17026 Manchester Road (St. Louis County Locator Number 24V510971 – Old Town Parc Subdivision, Lot 1). Approval of this request would thereby authorize a rear yard setback distance of ten (10) feet in lieu of the thirty (30) foot standard (as measured from the concrete decking. This request is contrary to the requirements of Chapter 415.140 R-3 10,000 square foot Residence District Regulations of the City of Wildwood Zoning Ordinance. (Ward Eight)

B.A. 20-22 Metro West Fire Protection District, 17065 Manchester Road, Wildwood, Missouri 63040, C/O John Bradley

A request for an exception to the Miscellaneous Regulations of the City of Wildwood Zoning Ordinance to allow the placement of three (3) temporary structures on a six (6) acre lot in the NU Non-Urban Residence District that is located at 17065 Manchester Road (Locator Number 24V440131) for the purposes of utilizing them as short-term housing in in order for the fire station to remain operational during a remodel. Approval of this request would authorize the placement of these temporary structures on the subject lot to be utilized for purposes other than offices, storage, or related sales activities that are associated with a new construction or the development period of a project(s), for a period of time not to exceed two (2) years. This request is contrary to Chapter 415.380 (M.) Miscellaneous Regulations of the City of Wildwood Zoning Ordinance and Chapter 415.090 (NU) Non-Urban Residential District Regulations of the City of Wildwood Zoning Ordinance. (Ward Eight)

V.

B.A. 21-22 Donald Wrocklage, 19128 Hawk Mountain Road, Wildwood, Missouri 63038

A request for an exception to the Minimum Yard Requirements (General) for the purpose of constructing a retaining wall system to accommodate a driveway to a new single-family dwelling on a three (3) acre lot which is located in the NU Non-Urban Residence District, located at 19128 Hawk Mountain Road (St. Louis County Locator Number 22Y220127 – Wild Horse Creek Hills Subdivision – Plat Four). Approval of this request would thereby authorize front-yard setback of three (3) feet in lieu of the fifty (50) foot standard and a side yard setback distance of thirteen (13) feet in lieu of the thirty (30) foot standard. This request is contrary to the requirements of Chapter 415.090 NU Non-Urban Residence District Regulations of the City of Wildwood Zoning Ordinance. (Ward One)
