The Board of Adjustment of the City of Wildwood will hold a public hearing on Thursday, May 18, 2023, which will begin at 6:30 p.m., at Wildwood City Hall, in the City Hall Chambers, 16860 Main Street, Wildwood, Missouri 63040, and via the online meeting platform (Zoom).  Written comments are encouraged and can be submitted via the City’s website until Wednesday, May 17, 2023, at 5:00 p.m. (CST).  All comments submitted for these purposes will become part of the record, pertinent to the applicable case number, and be promptly provided to the Board Members for their review.  

The purpose of this hearing is to consider requests for variances to certain Zoning Ordinance regulations or interpretations of their intent made by the Director of Planning relating to the individual properties identified below. Please review the individual notices of publications pertaining to your petition of interest for information relating to it.   To report any inaccuracies in the text or seek further information about these requests, please contact the Department of Planning and Parks at (636) 458-0440, prior to the hearing date. At this public hearing, the following requests will be presented to the Board of Adjustment for consideration and action: 

I.

B.A. 7-23 James and Mary Fears, 16204 Marina Del Ray Lane, Wildwood, Missouri 63040

– request an exception to the Minimum Yard Requirements (General) and the requirements set forth in the approved Planned Environment Unit (PEU) Ordinance No. 12935 for the purpose of replacing an existing railroad tie retaining wall with a stone block type, which will have a maximum height of nine (9) feet, upon the property at 16204 Marina Del Ray (Locator Number 24U510453, Harbors at Lake Chesterfield Addition – Lot 85), thereby authorizing a northern side yard setback distance of three (3) feet in lieu of six (6) feet and a front yard setback distance of seventeen (17) feet in lieu of twenty (20) feet. This request is contrary to the requirements of Chapter 415.140 R-3 10,000 square feet Residence District Regulations of the City of Wildwood Zoning Ordinance and the Planned Environment Unit (PEU), Ordinance No. 12935, approved by St. Louis County Council in 1987.  This case was advertised on the April 27, 2023 meeting agenda, but was postponed to the May meeting. B.A. 9-23 Matthew and Jaime Otzenberger, 5017 Eagle Wing Court, Eureka, Missouri, 63025

– request an exception to the Miscellaneous Regulations of the Zoning Ordinance, which states no accessory land use or development shall be established until a primary activity or structure is in place on the same lot, for the purpose of constructing a permanent accessory building on an existing twelve (12) foot by twenty-seven (27) foot concrete pad, without first the establishment of a primary activity or structure. This accessory structure is to be utilized for the storage of materials prior to the proposed primary activity or structure, a single-family dwelling, being built upon the property located at 4437 Fox Creek Road (Locator Number 27Y120022).  This request is contrary to the requirements of Chapter 415.380 Miscellaneous Regulations of the City of Wildwood Zoning Ordinance, Chapter 415.090 NU Non-Urban Residence District Regulations of the City of Wildwood Zoning Ordinance, and Chapter 415.070 FPNU Floodplain Non-Urban District Regulations. (Ward Six)

B.A. 10-23 Michael Petruso, 16553 Willow Glen Drive, Wildwood, Missouri 63040, c/o Sean Quinn, 16966 Manchester Road, Wildwood, Missouri, 63040

– requests an exception to the Business Signs – Attached to Wall, and also the Supplementary Regulations, for the purpose of erecting two (2) business signs attached to the walls of the building located upon the property at 16962 Manchester Road (Locator Number 24V510504, Grove Subdivision – Lot 1, Wildwood Town Center), which would thereby authorize a sign height of twenty-eight (28) inches in lieu of the required twenty-four (24) inches on the north elevation (front) of the building and, on the south elevation (rear) of that same building, an internally lit sign (LED letters) in lieu of a shielded, externally lit sign, also having a height of thirty-three (33) inches in lieu of twenty-four (24) inches.  These sign requirements are stipulated by Chapter 415.420 Sign Regulations for all “C” and “M” Districts of the City of Wildwood’s Zoning Ordinance, Chapter 415.190 C-8 Planned Commercial District Regulations of the City of Wildwood’s Zoning Ordinance, and Amended C-8 Planned Commercial District Ordinance #2754.  This request is also to be reviewed by the Architectural Review Board at its May 11, 2023 meeting, as required by Chapter 415.400 Sign Regulations - General. (Ward Eight)
