The Board of Adjustment of the City of Wildwood will hold a public hearing on Thursday, April 21, 2022, which will begin at 7:00 p.m., via an online meeting platform (Zoom). The webinar will originate from City Hall, which is located at 16860 Main Street, Wildwood, Missouri 63040.  The City of Wildwood respectfully requests all petitioners and other interested parties participate via Zoom’s Webinar Platform. Written comments are encouraged and can be submitted via the City’s website until Wednesday, April 20, 2022, at 5:00 p.m. (CST).  All comments submitted for these purposes will become part of the record, pertinent to the applicable case number, and be promptly provided to the Board Members for their review.  

 

The purpose of this hearing is to consider requests for variances to certain Zoning Ordinance regulations or interpretations of their intent made by the Director of Planning relating to the individual properties identified below. Please review the individual notice of publication pertaining to your petition of interest for information relating to it.   To report any inaccuracies in the text or seek further information about these requests, please contact the Department of Planning and Parks at (636) 458-0440, prior to the hearing date. At this public hearing, the following requests will be presented to the Board of Adjustment for consideration and action: 


I.

B.A. 08-22 Dave Fick (Fick’s Supply), 501 N. Eatherton Road, Wildwood, Missouri 63005, c/o Paige Skinner, Landmark Sign Company, 175 Chesterfield Industrial Boulevard, Chesterfield, Missouri 63005

requests an exception to the Site Development Plan Design Criteria and Business Signs - Monument for the purpose of replacing an existing monument sign with a new representation, upon the property located at 501 N. Eatherton Road [St. Louis County Locator Number 18X640046 – 495 & 501 N. Eatherton Road, Lots A & B BDY ADJ Lot PT B], thereby authorizing a front yard setback distance of fifteen (15) feet, in lieu of the required fifty (50) feet. Per the requirements of Chapter 415.400 Sign Regulations (General), this request was reviewed by the Architectural Review Board on February 10, 2022 and comments were provided upon this matter by its members.  This request is contrary to the requirements of Chapter 415.210 M-3 Planned Industrial District Regulations and Chapter 415.420 Sign Regulations for All “C” and “M” Districts of the City of Wildwood Zoning Ordinance, as well as Ordinance #2574 (Amending Planned Industrial District Ordinance #2203), the site-specific ordinance approved by the City of Wildwood.  (Ward One)

B.A. 11-22 Ronald Onstott, 18640 Windy Hollow Lane, Wildwood, Missouri 63069

–requests an exception to the Natural Resource Protection Standards for the purpose of constructing a detached garage, which is proposed at a total of nine hundred (900) square feet, upon property located at 18640 Windy Hollow Lane (Locator Number 26Y340041, Lot 13 of Estates at Deer Hollow Subdivision), requiring relocation of a portion of the Natural Resource Protection Line and its associated twenty-five (25) foot foundation setback line.  This request is contrary to the requirements of Chapter 420.200 Natural Resource Protection Standards and Procedures of the Subdivision and Development Regulations of the City of Wildwood Municipal Code, as applied to the properties located in the NU Non-Urban Residence District, and Chapter 415.090 NU Non-Urban Residence District Regulations of the City of Wildwood Zoning Ordinance. This particular request does not offer an exchange of protected/non-protected area, given the extent of area affected by the requested modification. (Ward Six)

B.A. 12-22 St. Louis County Catholic Church Real Estate Corporation, 20 Archbishop May Drive, St. Louis, Missouri 63119, c/o Matt Schlichter, Network Real Estate, L.L.C., 5055 State Route N, St. Charles, Missouri 63304

requests for an exception to the Minimum Yard Requirements (General) for the purpose of erecting a one hundred ninety-five (195) foot tall monopole for telecommunications purposes, along with an associated equipment area, such being encumbered by a lease established for the same, all being located upon a property at 2001 Shepard Road (St. Louis County Locator Number: 22V140282, Enhraim Babler State Share Subdivision). The request would authorize a front yard setback of ninety-seven (97) foot in lieu of the two hundred fifteen (215) feet standard. The petitioner is also requesting a side yard setback of sixty-one (61) feet in lieu of the one hundred ninety-five (195) foot standard. These requests are contrary to the requirements of Chapter 415.090 NU Non-Urban Residence District of the City of Wildwood Zoning Ordinance, Chapter 430 Regulation of Placement of Wireless Facilities and Wireless Support Structures of the Wildwood Municipal Code, and Conditional Use Permit (CUP) P.Z. 9-21. IV.

B.A. 13-22 Fellowship of Wildwood Church, 17770 Mueller Road, Wildwood, MO 63038, c/o Jeff Krueger

– A request for an exception to the Miscellaneous Regulations of the City of Wildwood Zoning Ordinance to allow the placement of two (2) temporary structures on the property located at 17770 Mueller Road (Locator Number 23W410031) for the purposes of utilizing them for additional classroom space in association with current church activities. The placement of these temporary structures on the subject lot is not for offices, storage, or related sales activities associated with a new construction or the development period of a project(s). The request is contrary to Chapter 415.380 (M.) Miscellaneous Regulations of the City of Wildwood Zoning Ordinance, Chapter 415.090 (NU) Non-Urban Residential District Regulations of the City of Wildwood Zoning Ordinance and Planned Residential Development Overlay District Ordinance #522. V.

B.A. 14-22 Ken and Lori Koch, 17266 Portland Cove Lane, Wildwood, MO 63038

- request an exception to the Minimum Yard Requirements (General) for the purpose of constructing a detached garage and breezeway addition onto an existing single-family dwelling at 17266 Portland Cove Lane (St. Louis County Locator Number 22W320106 – Portland Cove Subdivision – Plat One Lot 13), which would thereby authorize a side-yard setback distance of twenty (20) feet in lieu of thirty (30) feet, all being upon this three (3)-acre lot, which is located in the NU Non-Urban Residence District. This request is contrary to the requirements of Chapter 415.090 NU Non-Urban Residence District Regulations of the City of Wildwood Zoning Ordinance. (Ward One)

VI.

B.A. 15-22 Daniel Coveyou, 18604 Hawks Point Court, Wildwood, MO 63069

–requests an exception to the Minimum Yard Requirements (General) for the purpose of constructing a retaining wall upon a lot containing on an existing single-family dwelling at 18604 Hawks Point Court (St. Louis County Locator Number 25Y230152 – Hawks Rest Subdivision - Second Addition Plat Seven Lot 8), which would thereby authorize a side-yard setback distance of ten (10) feet in lieu of thirty (30) feet and a front-yard setback distance of zero (0) feet in lieu of fifty (50) feet, all being upon a three (3)-acre lot located in the NU Non-Urban Residence District. These requests are contrary to the requirements of Chapter 415.090 NU Non-Urban Residence District Regulations of the City of Wildwood Zoning Ordinance. (Ward Six)
