The Board of Adjustment of the City of Wildwood will hold a public hearing on Thursday, March 18, 2021, which will begin at 7:00 p.m., via an online meeting platform (Zoom). The webinar will originate from City Hall, which is located at 16860 Main Street, Wildwood, Missouri 63040.  The City of Wildwood respectfully requests all petitioners and other interested parties participate via Zoom’s Webinar Platform. Written comments are encouraged and can be submitted via the City’s website until Wednesday, March 17, 2021, at 5:00 p.m. (CST).  All comments submitted for these purposes will become part of the record, pertinent to the applicable case number, and be promptly provided to the Board Members for their review.  

The purpose of this hearing is to consider requests for variances to certain Zoning Ordinance regulations or interpretations of their intent made by the Director of Planning relating to the individual properties identified below. Please review the individual notice of publication pertaining to your petition of interest for information relating to it.  To report any inaccuracies in the text or seek further information about these requests, please contact the Department of Planning and Parks at (636) 458-0440, prior to the hearing date. At this public hearing, the following requests will be presented to the Board of Adjustment for consideration and action:




I.

B.A.3-21 (REVISED) Eric and Jamie Bradley, 18315 Ridgecrest Acres Drive, Wildwood, Missouri 63069

- request an exception to the Minimum Yard Requirements (General) for the purpose of constructing a new, detached garage addition onto a single-family dwelling (circa 2018) upon the property located at 18315 Ridgecrest Acres Drive [St. Louis County Locator Number 27X510057], which would thereby authorize a front yard setback distance of twenty five (25) feet in lieu of the fifty (50) foot standard, as measured from the edge of the private roadway easement of Ridgecrest Acres Drive. This request is contrary to the requirements of Chapter 415.090 NU Non-Urban Residence District Regulations of the City of Wildwood’s Zoning Ordinance. (Ward Six)

B.A. #4-21 (ORIGINAL) RL Jones Properties, 17195 New College Ave., Wildwood, Missouri 63040, c/o Jessica Buxton, Farmington Signs, 1249 Weber Loop, Farmington, Missouri 63640

- requests an exception to the City’s Sign Regulations, as applied within the Town Center Area, for the purpose of maintaining permanent signs installed without the benefit of a permit at 17209 New College Ave (Letty Lou’s) [Locator Number 24V410231], which would thereby authorize business wall sign components at heights of thirty (30) inches in lieu of the twenty-four (24) inch maximum and an overall square footage of sixty-one (61) square feet in lieu of the maximum fifty (50) square feet. This request is contrary to the regulations set forth in Chapter 415.420 Sign Regulations for all the C-2 Shopping District and Chapter 415.190 C-8 Planned Commercial District Regulations of the City of Wildwood Zoning Ordinance, along with Amended C-8 Planned Commercial District Ordinance #1895, which was approved by the Wildwood City Council on November 13, 2012. (Ward One) This original application for the variance was postponed at the February 18, 2021 meeting of the Board of Adjustment and will be acted upon first. The revised proposal, noted below, would therein follow, which is dependent on the Board of Adjustment’s action on the postponed application.

BA4-21 (REVISED) RL Jones Properties, 17195 New College Ave., Wildwood, Missouri 63040, c/o Jessica Buxton, Farmington Signs, 1249 Weber Loop, Farmington, Missouri 63640

- requests an exception to the City’s Sign Regulations, as applied within the Town Center Area, for the purpose of maintaining permanent signs installed without the benefit of a permit at 17209 New College Ave (Letty Lou’s) [Locator Number 24V410231], which would thereby authorize business wall sign at an overall square footage of fifty-six point three five (56.35) in lieu of the maximum fifty (50) square feet.  This request is contrary to the regulations set forth in Chapter 415.420 Sign Regulations for all the C-2 Shopping District and Chapter 415.190 C-8 Planned Commercial District Regulations of the City of Wildwood Zoning Ordinance, along with Amended C-8 Planned Commercial District Ordinance #1895, which was approved by the Wildwood City Council on November 13, 2012. B.A. 5-21 Ryan Bax, 743 Vista Glen Court, Eureka, Missouri 63025, c/o Jim Woodruff, Hibbs Homes, 13990 Olive Street Road, Chesterfield, Missouri 63017

- requests an exception to the Natural Resource Protection Standards for the purpose of constructing a proposed single-family dwelling, with a driveway, upon the property located at 3938 Autumn Farms Drive [St. Louis County Locator Number 26Y110084 – Lot 3 of The Estates at Autumn Farms Subdivision], which would thereby authorize the relocation of the Natural Resource Protection Line, to another portion of the lot, while maintaining the existing amount of preservation area on the overall property [i.e. an equal exchange between existing preservation and building areas]. This request is contrary to the requirements of Chapter 420.200 Natural Resource Protection Standards and Procedures of the City of Wildwood Subdivision and Development Regulations, and Chapter 415.090 NU Non-Residence District Regulations of the City of Wildwood Zoning Ordinance.  (Ward Six)
