The Board of Adjustment of the City of Wildwood will hold a public hearing on Thursday, March 16, 2023, which will begin at 6:30 p.m., at Wildwood City Hall, in the City Hall Chambers, 16860 Main Street, Wildwood, Missouri 63040, and via the online meeting platform (Zoom).  Written comments are encouraged and can be submitted via the City’s website until Wednesday, March 15, 2023, at 5:00 p.m. (CST).  All comments submitted for these purposes will become part of the record, pertinent to the applicable case number, and be promptly provided to the Board Members for their review.  

The purpose of this hearing is to consider requests for variances to certain Zoning Ordinance regulations or interpretations of their intent made by the Director of Planning relating to the individual properties identified below. Please review the individual notices of publications pertaining to your petition of interest for information relating to it.   To report any inaccuracies in the text or seek further information about these requests, please contact the Department of Planning and Parks at (636) 458-0440, prior to the hearing date. At this public hearing, the following requests will be presented to the Board of Adjustment for consideration and action: 

I.

B.A. 3-23 Jake and Katie Neumann, 2504 Newpoint Drive, Wildwood, Missouri 63011

– request an exception to the Minimum Yard Requirements (General) for the purpose of constructing an attached garage and in-ground swimming pool, with concrete decking, in association with a new single family dwelling, which is also being constructed upon the property, all being located at 2449 Indian Tree Run (Locator Number 21V610212, Gruender Subdivision – Lot 1), which would authorize a side yard setback of thirteen (13) feet in lieu of the thirty (30) foot standard. This request is contrary to the requirements of Chapter 415.090 NU Non-Urban Residence District Regulations of the City of Wildwood Zoning Ordinance. (Ward Three)

B.A. 4-23 Rob Knoll, 17463 Bridle Trail West, Wildwood, Missouri 63038

– requests an exception to the Accessory Buildings and Structures Standards for the purpose of replacing an existing outbuilding (960 square feet), with a new accessory structure (3,200 square feet), upon the property located at 17463 Bridle Trail West (Locator Number 24W510022), thereby authorizing an accessory structure with a square footage greater than one and one-half percent (1.5%) of the overall lot size (3,200 square feet in lieu of 2,293 square feet). This request is contrary to the requirements of Chapter 415.090 NU Non-Urban Residence District Regulations of the City of Wildwood Zoning Ordinance. (Ward One)

B.A. 5-23 Dennis W. and Nancy L. Bryant Revocable Trust, 1422 Bald Eagle Road, Wildwood, Missouri 63038

– request an exception to the Minimum Yard Requirements (General) for the purpose of constructing a new, above-ground swimming pool, with associated equipment and sundeck and walls, upon the property located at 1422 Bald Eagle Road (Locator Number 26U530046, Old State Farms Addition Plat 1 – Lot 27), which would authorize a southwestern side yard setback distance of six point five (6.5) feet in lieu of the thirty (30) foot standard. This request is contrary to the requirements of Chapter 415.090 NU Non-Urban Residence District Regulations of the City of Wildwood Zoning Ordinance. (Ward Six)

IV.

B.A. 6-23 Donald Bay, 16 Grand Meridien Forest Drive, Wildwood, Missouri 63005, C/O Steve Hall, Steve Hall Contracting, 1016 Frisco Hollows Road, Imperial, Missouri 63052

– requests an exception to the Minimum Yard Requirements (General) for the purpose of constructing a new attached three-car garage upon the property located at 16 Grand Meridien Forest Drive (Locator Number 20W610104, Meridien Subdivision – Lot 16), which would authorize a western front yard setback distance of sixteen (15) feet in lieu of the thirty (30) foot standard. This request is contrary to the requirements of Chapter 415.090 NU Non-Urban Residence District Regulations of the City of Wildwood Zoning Ordinance, and Chapter 420 Subdivision and Development Regulations of the City of Wildwood Planned Residential Development Overlay District (PRD) Ordinance 631, approved by Wildwood City Council on July 24, 2001, and the approved Record Plat (Book 350, Pages 174 through 178), per Ordinance 824, adopted by Wildwood City Council on February 25, 2002.
