The Board of Adjustment of the City of Wildwood will hold a public hearing on Thursday, February 17, 2022, which will begin at 7:00 p.m., via an online meeting platform (Zoom). The webinar will originate from City Hall, which is located at 16860 Main Street, Wildwood, Missouri 63040.  The City of Wildwood respectfully requests all petitioners and other interested parties participate via Zoom’s Webinar Platform. Written comments are encouraged and can be submitted via the City’s website until Wednesday, February 16, 2022, at 5:00 p.m. (CST).  All comments submitted for these purposes will become part of the record, pertinent to the applicable case number, and be promptly provided to the Board Members for their review.  

 

The purpose of this hearing is to consider requests for variances to certain Zoning Ordinance regulations or interpretations of their intent made by the Director of Planning relating to the individual properties identified below. Please review the individual notice of publication pertaining to your petition of interest for information relating to it.   To report any inaccuracies in the text or seek further information about these requests, please contact the Department of Planning and Parks at (636) 458-0440, prior to the hearing date. At this public hearing, the following requests will be presented to the Board of Adjustment for consideration and action: 


I.

B.A. 03-22 Tim Klingler, 930 Wilderness Way Drive, Eureka, Missouri, 63025, c/o John Taylor, P.O. Box 127, Pacific, Missouri 63069

requests an exception to the Natural Resource Protection Standards for the purpose of constructing an attached three-car garage upon the property located at 19023 Old Wild Turkey Lane (Locator Number 28Y130123, Timbers at Fox Mountain Subdivision – Lot 6), which would thereby authorize relocation of the identified Natural Resource Protection Area, as well as its associated twenty-five (25) foot foundation setback area, to accommodate the placement of the proposed structure, as well as associated grading, while maintaining the approximate amount of preservation area on the overall parcel of ground [i.e. an exchange between preservation and building areas]. This request is contrary to the requirements of Chapter 420.200 Natural Resource Protection Standards and Procedures of the Subdivision and Development Regulations of the City of Wildwood Municipal Code, as applied to the properties located in the NU Non-Urban Residence District, and Chapter 415.090 NU Non-Urban Residence District Regulations of the City of Wildwood Zoning Ordinance. requests an exception to the Natural Resource Protection Standards for the purpose of site preparation upon the property located at 19030 Old Wild Turkey Lane (Locator Number 28Y110075, Timbers at Fox Mountain Subdivision – Lot 5), which would thereby authorize relocation of the identified Natural Resource Protection Area, as well as its associated twenty-five (25) foot foundation setback area, to accommodate it, while maintaining the approximate amount of preservation area on the overall parcel of ground [i.e. an exchange between preservation and building areas]. The site preparation is needed to accommodate garage addition referenced herein as B.A. 03-22.  This request is contrary to the requirements of Chapter 420.200 Natural Resource Protection Standards and Procedures of the Subdivision and Development Regulations of the City of Wildwood Municipal Code, as applied to the properties located in the NU Non-Urban Residence District, and Chapter 415.090 NU Non-Urban Residence District Regulations of the City of Wildwood Zoning Ordinance. Withdrawn - B.A. 04-22 Kevin and Barbara Adams, 2117 Babler Ridge Lane, Wildwood, Missouri 63038

request an exception to the Minimum Yard Requirements (General) for the purpose of replacing an existing concrete block retaining wall upon the property located at 2117 Babler Ridge Lane (Locator Number 23X430124, Babler Meadows Plat Three – Lot 51), which would authorize a side yard setback of zero (0) feet in lieu of the thirty (30) foot standard. This request is contrary to the requirements of Chapter 415.090 NU Non-Urban Residence District Regulations of the City of Wildwood Zoning Ordinance. (Ward One)

requests an exception to the Minimum Yard Requirements (General) for the purpose of constructing a concrete block retaining wall and fence upon the property located at 17672 Westhampton Woods Drive (Locator Number 20V110566, Westhampton Woods Plat 2 – Lot 87), which would authorize a side yard setback of two (2) feet in lieu of the eight (8) foot standard. This request is contrary to the requirements of Chapter 415.110 R-1 One Acre Residence District Regulations of the City of Wildwood Zoning Ordinance, St. Louis County Planned Environment Unit (PEU) Ordinance #16,696 and the Plat of Record (Book 338 Pages 48-56), as certified by the St. Louis County Recorder of Deeds. B.A. 06-22 Kathleen O. Maxwell and Margaret H. Lewis, 1901 Shiloh Oaks Drive, Wildwood, Missouri 63005, c/o Caroline L. Hermeling, 190 Carondelet Avenue, Suite 600, Clayton, Missouri 63105

request an exception to the Minimum Yard Requirements (General) for the purpose of retaining an existing indoor riding stable arena structure at its present location upon the property located at 1901 Shiloh Oaks Drive (Locator Number 23X630052, Shiloh Oaks Farm – Lot 1), which would authorize a side yard setback of thirty-one (31) feet in lieu of the one hundred (100) foot standard. This request is contrary to the requirements of Chapter 415.090 NU Non-Urban Residence District Regulations of the City of Wildwood Zoning Ordinance. (Ward One)

requests an exception to the Site Development Plan Design Criteria and Business Signs - Monument for the purpose of replacing an existing monument sign with a new representation, upon the property located at 501 N. Eatherton Road [St. Louis County Locator Number 18X640046 – 495 & 501 N. Eatherton Road, Lots A & B BDY ADJ ADJ Lot PT B], thereby authorizing a front yard setback distance of twenty-five (25) feet, in lieu of the required fifty (50) feet, a width of eleven (11) feet in lieu of the required ten (10) feet, and a height of seven point five (7.5) in lieu of the required six (6) feet. Per the requirements of Chapter 415.400 Sign Regulations (General), this request will be reviewed by the Architectural Review Board on February 10, 2022.  This request is contrary to the requirements of Chapter 415.210 M-3 Planned Industrial District Regulations and Chapter 415.420 Sign Regulations for All “C” and “M” Districts of the City of Wildwood Zoning Ordinance, as well as Ordinance #2574 (Amending Planned Industrial District Ordinance #2203), the site-specific ordinance approved by the City of Wildwood.   (Ward One)
